Crossway Cottage is at the crossroads in Trematon, a village near Saltash, about two miles from the Tamar, on the Cornish side. The cottage is probably about 300 years old. It retains much character, including slate flagstones, a large fireplace on the ground floor, and exposed beams on both floors. It has a generously sized garden – about 50ft by 45ft - in addition to off-road parking space, and paths around the sides and back leading to a back porch. There is a sitting room, a living room, and a kitchen/breakfast room on the ground floor. A staircase from the living room leads to a landing, off which is a bathroom and two bedrooms. A door from one bedroom leads to boarded attic storage space. The roof space is insulated, not boarded. The house has oil-fired central heating – economical, and it heats the house quickly. The garden has a barbecue space, a pond, lawn and flower beds. There is a stable, a small toolshed/workshop, and an outside WC. The cottage and garden are surrounded by trees and traditional stone-walled Cornish houses – a very pleasant environment. Subject to planning permission being given the cottage might also be extended in various ways. In particular: 1 A larger conservatory or even a two-storey extension might be added on the south side, with access to the interior. There is an unused chimney stack at this end for a possible fireplace. 2 A large dormer would enable the bathroom and attic ceilings to be raised, providing a third bedroom. Trematon is tidy and picturesque. There is an excellent pub/restaurant within walking distance, near the turn-off from the A38. Saltash town centre is about a mile and a half away. It includes shops for everyday purposes, businesses, schools and leisure facilities, and can be reached by the A38 or a back road. There is a Waitrose supermarket near the A38, on the northern edge of the town. On the other side of the Tamar, about 20 minutes drive away, Plymouth has a large shopping centre, a main-line railway station connecting to London (Paddington), a coach interchange, an airport, and regular cross-channel ferry services to France and Spain.
