Local amenities There is a Tesco, Sainsbury’s and many cash points all within walking distance. There are also many good local pubs - my favourite being the Prince George on Parkholme Road. The shops, bars and venues (the Ocean and Hackney Empire) of Hackney central are just are short walk away. The bars and restaurants and shops of Stoke Newington’s Church Street are also within walking distance (20 minutes) and if you like Turkish cuisine you will love Stoke Newington High Street. Hackney Downs Park is just around the corner (a two minute walk). Other useful facts The flat is in Hackney Council’s controlled parking Zone D. An annual resident’s permit costs £80. The flat is in council tax band D, which costs about £1,100 a year. The flat is currently on leasehold with about 110 years left remaining on the lease. The ground rent is £180 a year. However, the three other leaseholders, who are all very nice, are clubbing together to buy the freehold, which you will also be able to buy a quarter share of for about £1,750. If you prefer to remain a leaseholder that would also be fine you would just have to pay a small, prearranged ground rent. I will make available to anyone who wants to view the flat the homebuyer’s survey I had done on the property when I bought it in Feb 2001. Not that I wouldn’t recommend getting your own done! On Hackney I have lived in Hackney for six years, getting on for four years at this address. I love the place and have never once been burgled, mugged, robbed or threatened. The place has an undeservedly bad reputation and you are no more likely to get into trouble here than anywhere else in London. Actually the place is really friendly and a great location – it’s very central so you can get cheap cabs back after a night out or you can cycle to the West End in 25 minutes. I am only selling this flat because I am moving in with my girlfriend and we want a small house with a garden- but we will definitely be buying in Hackney because with the tube coming, it remains a great place to invest. Feel free to contact me to ask me any questions you might have about the area or my flat or to arrange a viewing.
