Lounge with feature bay windows, 3 seater settee, 2 seater settee, electric heater, colour TV, DVD player, hi fi system, table and 4 chairs. You can see the Sea at the end of the site through the front bay windows. The kitchen with oven & hob, has a cordless jug kettle, microwave, toaster, and fridge. There is matching crockery, cutlery, and glasses for 6. The 2 bedrooms are fitted with a double bed in bedroom 1, and there are bunk beds in the second smaller bedroom. There are duvets, blankets, and pillows for 4. The bathroom is fitted with an electric shower, wash hand basin, & WC. Hot water is from an immersion heater. The chalet is carpeted and ideally furnished for a family of 4 persons, but can accommodate a very little one too. Most mobile phones get a good reception. The chalet has a live landline telephone connection. There is parking for one vehicle beside the chalet. This Chalet is reluctantly for sale after just one and a half seasons. I am currently in Plymouth, a journey of over 5 hours to the chalet, and am about to relocate right down into Cornwall where my other chalet is. When periodic or emergency maintenance is called for, the journey to and from is getting just too much for me. This chalet, as a business opportunity, is a little gold mine. The gross income projected for this season is over £3K, including bookings for 2 weeks in September, and one week in October. Obviously there are costs, and these can be provided to interested parties on request. For example, as a residential unit it attracts Council Tax of approx £620. As a business it attracts lower Business Rates instead, but there are substantial grants available too. Obviously you could mix business rental and own use. The site is run by an excellent company and the staff are incredibly helpful. The Chalet is effectively freehold - you buy the structure, not the ground. You pay an annual rent to the site for your plot, as well as the usual service fees, and utilities. I will incur the transfer fee that is required to record change of ownership. To view the chalet, I'm having to do open days as too many people wanted overnight stays.
