Originally built in 1974 by local builders 'Bell Elliot' This Property has undergone major refurbishment during the 4.5 years that I have owned it. The materials used, quality of workmanship are all to a very high standard. Room by Room we have: Lounge: 6.8m x 3.7m - with dividing doors This room was completed in December 2005 and includes the following work: * Flooring totally taken up, sleeper walls re-built, underfloor insulation added and new flooring laid. * Ceiling pulled down, re-boarded and plastered along with 50% of walls. The room is finished in light coffee with darker 'suede finish' feature chimney breast. There are 4x 24" doors spanning 2.4m that divide the room into 2 halves if required. These doors have the benefit of being on special hinges that allow them all to be swung out of the way giving ultimate flexibility. Kitchen / Diner: 5.6m x 3.6m This room is part of the extension and was completed in january 2005. The room is finshed in 'buttermilk' with deep pink / purple feature wall. The ceiling incorporates a curved step from the dining area to the kitchen area for aesthetic purposes and also has a velux window, the ceiling is one of the many features that make this kitchen look so well. The kitchen area has a large stainless steel oven and chimney, balanced between birch shaker style units on a granite tiled floor. Both dishwasher and washing machine are fully integrated (Belling) with space for american style fridge freezer (may leave). The dining area floor is 'Karndean' - check out their website, colours of this floor are chosen to match the granite / birch combination of the kitchen area. The dining table is placed facing 1.8m wide french doors looking out on to the garden. Bedroom 1: 4.0m x 2.9m Fitted Ivory coloured wardrobes and drawers, newly fitted carpet. Bedroom 2: 3.5m narrowing to 2.7m x 2.9m Redecorated in July 2006. Finished in girls colours, laminate floor + quality finshed panelling to lower half. Bedroom 3: 2.8m narrowing to 1.9m x 3.1m Redecorated in July 2006. Finished in boys colours, laminate floor + quality finished panelling to lower half. Upstairs bathroom: 2.8m x 1.7m Finished in 2002, the floor was totally relaid and ceiling plastered, walls also stripped back / stud walling re-built. Fully tiled in 'Johnson' tiles (white) utilising 3 different textures of tiles with silver patterned border. Comprising bath, shower cubicle (concealed pipe work to thermostatic mixer), W.C., sink and ladder towel rail / radiator. Downstairs W.C.: Finished in january 2005, tiled floor to ceiling in a contemporary design of cream, grey and black, with hints of chrome. Hallway: Finished in October 2006, White panelling to lower half of wall, design to match internal door contour (not a cheap tacky finish). Upper half finished in very light blue. Complete new balustrading using 'Richard Burbidge's' widest gauge newel posts, spindles and hand rails. Extensive cupboard space under stairs, access via 2x pairs of french doors for efficient storage of all that clutter. Garage: 5.5m x 4.6m Original garage size = 4.8m x 2.5m. This forms part of the extension and is of cavity wall construction. The ceiling is high (up to 2.4m) and is of an insulated type. The garage door is 'Garador' insulated sectional and remotely operated, this keeps the garage warm in winter and totally wind proof. The door has a large opening of 2.1m high x 2.3m wide, large enough for many 4x4's and vans. There are useful I-beams in the roof construction, one of which is ideally situated for working on motor vehicles. Outside: Landscaped walled garden front and rear, unfortunately gardening is not my strong point so both gardens are plainly lawned. Paving area to front and rear of house, driveway also newly paved in october 2006. Heating / Electrics / Communications: TV,Satellite,Phone - Cable points via flush plates for any likely TV equipment and phones in all rooms including garage. Lounge equipment include (split over the 2 parts of the room) 4x digital satellite ports,2x terrestrial TV ports, 2x surround speaker ports, 3x telephone ports. These ports are located on a minimum number of flush plates and direct digital/terrestrial TV signals to all other rooms. Heating - Combination boiler fitted in 2002 - never broken down. The radiator heating are split up into 2 Zones, upstairs and downstairs. Each zone is separately controlled via a programmer / sensor located appropriately in each zone. This system gives many benefits such as quicker heat up time of individual zones and more comfortable better regulated temperature. Best of all this system gives reduced gas usage as you can programme upstairs heating to come on only at early morning and at night (for example). Alarm - I have no interest in alarms, to me they are a nuisance however do not despair, cabling for any such system is already in place in every room in (hopefully) suitable locations. All cables come to a common point under the stairs.
