Yew Tree Lodge is a very comfortable and well situated house, being on a quiet county road, but within easy reach of the A12. It has no near neighbours, but is still near lots of amenities. The house has oil fired central heating, double gazing & cavity wall insulation throughout. The upper floors are all solid pine boards, and the ground floors are concrete. The general standard of the house is of a very good quality build. One of the best features is the lovely view across open fields to Gorleston and Hopton-on-Sea. The upstairs landing is large, & we currently use this as an office; it is fitted with telephone points for broadband internet connection. A satellite TV dish is fitted to the outside; the dish & TV aerial are included in the sale price. Outside is a large gravel drive with space for at least six cars. At the front is a small "side gate" together with two 8-foot estate gates, which affords an in and out driveway. The gates are illuminated, controlled by a time-switch accompanied by a photo-cell. The armoured power cable feeding the gate lights could also provide power for remote controlled gates should you wish to indulge in such decadence. There are security lights on the front & side of the house, and over the back door. There is an outside power point & water tap which are useful for washing and cleaning cars. The vegetable garden is very fertile, & the greenhouse, shed, & composter are included in the sale. Mains water, electricity & telephone are connected, & drainage is into a septic tank. We have had a happy time living here because it is comfortable and is surrounded by a wealth of wild life that you do not find in the town. Yew Tree Lodge is a good home waiting for new owners, as we are moving to Spain
